When transitions occur, we cover deep cleaning, touch-up painting, and standard repairs. There are no listing fees, realtor commissions for re-leasing, or multi-month vacancy periods passed on to you.

Master Lease Agreement

If we move forward, we sign a direct lease with you at a fixed monthly rate. This agreement outlines payment terms, responsibilities, and property care standards so there are no ambiguities.

Ongoing Management

From that point forward, we handle all operational aspects of the property. You receive your monthly payment on schedule and have access to us at any time with questions or concerns.

Property condition is our responsibility under the lease. We carry guest security deposits, conduct post-stay inspections, and cover standard wear and damage through our own operations. You are not expected to pursue guests for compensation.

Our guaranteed rate is structured to be competitive with long-term market rents. Not necessarily. We work with both furnished and unfurnished properties. Furnishing requirements and any associated arrangements are discussed during the onboarding process based on the property's condition and our intended use.
